     We are honored that Chris Coschignano, an accomplished and highly respected attorney, has become a member of our Firm. We have renamed the Firm Sahn Ward Braff Koblenz Coschignano & Baker in recognition of Chris�s many accomplishments. Chris is a dedicated community leader on Long Island and is active in a wide variety of organizations and devoted to public service. Since 2002, Chris has served as an elected Councilman in the Town of Oyster Bay.  More

Since the advent of zoning, municipalities and property owners have struggled with a solution to the problem of pre-existing, non-conforming uses and structures. A non-conforming use is �[a] use of property that is no longer authorized due to rezoning, but lawfully existed prior to the enactment of the existing zoning ordinance�� Toys R Us v. Federal Magistrate Judge Orenstein issued a report and recommendation in New York State, et al. v. Next Millennium Realty, et al. (USDC, EDNY, Index No. 2:03 CV 05985), a case being handled by Environmental Law Partner Miriam Villani. The magistrate recommended that the District Court grant a motion for summary judgment filed on behalf of the Firm�s clients Utility Manufacturing Corp., Inc, Nest Equities, Inc., Audie Kranz, and Wilbur Kranz.  More

     We are pleased to highlight John Farrell who recently joined the Firm. John is married to Rachel Scelfo, also a land use attorney with a prominent Long Island law firm. John and Rachel are proud parents of seven-month old Scarlett. They enjoy travelling and spending time with their families. They have journeyed to Australia and Hawaii, as well as throughout the Caribbean. More
